* What is COD?
At the time of order, you will be charged only 20% of your total. The remaining 80% balance will be charged on delivery (COD). In the event that we find that your property is not allowed to add an ADU of any type, we will inform you about it via email and you won't be charged the remaining 80% balance.
** What does Credited Pricing mean?
Any payment you make for ADU Services will be credited towards the next steps. For example, if you already paid $150 for a Property Report and your Design Report is priced at $450, you will only pay $300 for a Design Report. After your first order the pricing for the next steps will be updated to show your credit.
How is pricing for ADU Services calculated?
Price quotes for ADU Services are re-calculated daily in real time based on several factors including local zoning requirements, specific property attributes, our current order backlog.
What kinds of ADU projects do you evaluate in the Property Report?
We provide ADU Services to evaluate virtually any type of new construction or conversion ADU project, including detached units, attached units, garage conversion units. If you have a specific idea for your project already, add a note in your order confirmation explaining your questions.
Why is ADU Services a value in helping me start the process?
We specialize in city zoning and planning office communications, so even if you’ve already read all the requirements and been to the city planning office, we can help you make sure you've covered all the bases. That includes checking overlapping zoning requirements of the city and underlying zones, for example for density, coverage, parking, etc. Even though many homeowners and industry professionals are able to do their own zoning research, it is always helpful to get an objective third party’s opinion. Will the cost of my Property Report be credited toward the price of my Design Report?
Yes, all orders for ADU Services are credited toward your next order on the platform.
Will my reports be customized for my specific questions about adding an ADU to my property?
Yes, we produce every Property Report, Design Report and Permit Set, based on the specific requirements and preferences for your project. Add any specific questions you have about the ADU requirements for your property and we will make sure to answer them in your report.
How long does it take to return my report after I confirm my order?
We return Property Reports within 3-5 business days and Design Reports within 5-10 business days after your day of order confirmation. Permit Sets are typically completed within 10-20 business days after your order confirmation.
What if I have follow up questions about the information in my reports?
Once we have finished processing your report, a member of our team will reach out to you to set a time to discuss the results and answer any questions you may have about the requirements for your property.
How do payments for ADU Services work?
Each order for ADU Services are charged to your payment method in two installments, 20% at order confirmation and the final 80% balance is charged upon delivery of your report.
What does “charged on delivery” (COD) mean? Is this a recurring payment?
Your payment method will not be stored in our system for future use and will not be charged beyond the two installments for confirmation and final balance of your order. ADU Services is not a recurring payment, each order charges the total price shown at order confirmation.
What happens if it turns out that local zoning codes will not allow an ADU on my property?
If we find that no form of ADU will be allowable on your property due to local zoning or planning codes, you will receive an email from our team explaining the restriction and you will only be charged the confirmation fee for your order. The final balance will be voided.
Can I order a Permit Set right away, if I already have a plan for my project?
Yes, if you already have a concept ADU design and site plan produced by an architect, you may provide it in order to have us provide a quote to draft construction plans for your project. Though, we still must verify the requirements for your property and develop concepts with the Property and Design Report processes which we run for every customer.
Can I use ADU Services to verify if a modular or prefab unit is allowed on my site?
Yes, the ADU Property Report is a great way to get an objective evaluation of the possibility of permitting a modular ADU on your property.
Are you an architect or engineering firm?
No, we are an ADU plans drafting service that is supercharged by internal data systems, automation systems, and the power of the internet. We provide practical design and drafting services for small residential construction projects which are designed to the standards of the California Building Code. (Projects 2 stories or less and 4 units or less, but primarily ADUs).
Who do you provide ADU Services to?
We provide our services for customers in California cities. Our customers include homeowners, architects, contractors and other professionals.
Do you build ADUs?
No. We provide objective resources, tools and services to help you prepare your ADU project to submit for permit as well as source bids from contractors to find the right fit for your project. We are not affiliated with any other contractor, building service provider or other industry professional.
When do you visit my site?
We’ve developed a process that enables us to deliver high quality, fast and totally customized ADU feasibility and design services for our customers 100% remotely, which allows us to provide the competitive pricing that we do for Property Report and Design Report services. Once you’ve signed off on your ADU Design and confirmed your order for a Permit Set, we will assign a member of our team and/or contractor network to schedule an on-site visit with you to verify dimensions and other specific factors relevant to complete the drafting of your construction documents. You may post your project to the ADU Marketplace to also source site visits from local contractors directly.
What does posting your project to the ADU Marketplace provide?
Posting your ADU project to the marketplace makes the process of sourcing feedback, site visits and estimates from local contractors, faster, easier and more transparent. By using modern technology and data systems, the ADU Marketplace makes getting expert advice about your project from local contractors a more efficient and transparent process. You may post as soon as your property has been qualified for an ADU for with your ADU Property Report.
Can I request an on-site visit earlier if I want?
Yes, you may add an early site visit to your order at any time for a reasonable added fee of $250. Simply add a note in your Property Report or Design Report order confirmation stating that you would like to add an “early site visit” and we will follow up to confirm and arrange a time that works for a member of our team to visit your site.
What is the best first step to get started?
If you feel confident in your property’s requirements and already have a relatively defined plan for your ADU project, skip to the Design Report as your first step. Otherwise, ordering your Property Report is most likely the best option to get started with your project.
