Goal: The homeowner wanted to permit an existing ADU garage conversion to maximize resale value.

Design Challenge: The ADU was already completed but the homeowners were in the process of selling the property which meant that timing for this project needed to move quickly. The homeowners were also concerned about the budget and wanted to limit construction to only those components required for ADU permitting.

Process and Solution: The existing ADU was a backyard studio adjacent to their pool. The homeowner knew the basic requirements to permit their project.

Fortunately, the major structural components were built to code and the building was in relatively good shape. The existing roof, slab foundation, and siding did not need replacement which resulted in considerable savings.

The 340 square foot studio ADU included a small kitchen, bathroom, and living/sleeping area.

Unique Project Traits: This project utilized exposed ceiling rafters which broke up the space visually.
