Goal: The property owner wanted to convert their existing attached recreation room to an investment ADU with minimal changes to the space.

Design Challenge: The existing space was permitted for human occupancy but not as a separate unit. Egress windows and access were required to make the unit a separate living space.

Process and Solution: The homeowner had clear expectations and a fully realized design. They aided the process by meeting with the contractor on site to discuss design updates necessary for the kitchen remodel. The recreation room had a wet-bar which was easily converted into a kitchen, saving significant plumbing costs. A street facing storage room was converted into a bedroom through the addition of a closet and egress window, enhancing the curb appeal of the entire home.

The final ADU included one bedroom, a separate living and dining area, a full kitchen, and a bathroom with a shower.

Using this model as the starting point, this project was customized to the owner's preferences and the conditions of the property.
