Goal: The property owner wanted to completely demolish the existing detached garage and replace it with a new ADU over a larger three-car garage in their rear yard.



Design Challenge: The homeowner was concerned about privacy sightlines since the ADU would be located uphill from the primary residence. The property was also located in a flood zone which meant that additional venting would be required.


Process and Solution: The existing two-car garage was two small and not in salvageable condition to convert into an ADU. Because of this the homeowner chose to demolish the existing structure and expand the garage footprint to 23’x30’ with a one bedroom ADU above, accessed by an exterior staircase.

The property was also located within a flood zone and the first floor, including garage doors were designed with flood vents. The living space was designed to be well above the base flood elevation with a finished floor height of 9’4”.

The final ADU included a 150 square foot bedroom, a 345 square foot open concept kitchen/living area, a bathroom with a full tub and shower, a separate laundry area with a side-by-side washer and dryer, and a large deck.
