Goal: The property owner wanted to convert the existing garage for a home office and bedroom for extended family to stay during visits.

Design Challenge: To create a functional, comfortable living space within the existing footprint of the detached garage.

Process and Solution: The homeowner had a clear concept of what they wanted from their ADU and brought a design to Housable to draft. They chose to remove an older shed so that the new ADU could have more yard space. Fortunately, the structure was in a condition that made conversion using the existing framing possible. Because the primary structure was not required to have sprinklers the ADU was exempt from sprinkler requirements.

The final studio ADU included a separate office space, a kitchen, a standing washer dryer unit, and a bathroom with a shower. To save space and for efficiency, a water heater closet was added to the exterior of the ADU and a mini-split furnace with heat pump was used for heating.

Using this model as the starting point, this project was customized to the owner's preferences and the conditions of the property.
