Goal: The homeowner wanted to add a detached ADU wrapping around the existing primary dwelling and spanning from the front yard setback to the rear yard.

Design Challenge: The ADU was visible in the front which required additional design specifications to meet the zoning ordinance. Because the newly constructed ADU would be attached to the primary dwelling, the city required a design with a higher fire rating.

Process and Solution: The Homeowner had a fully realized design which matched the primary home in style with a footprint of 67’x17’. They wanted a modern shed roof with clerestory windows to maximize light and privacy.

The final ADU included three bedrooms, one with a master-bathroom and bathtub, a second bathroom with a shower with a standing washer-dryer set, and a full kitchen/living area.

This project was completed in 5 months for $225,000, including Housable's feasibility and drafting services. This project was completed quickly because the homeowner managed the project, interacted with the city, and was very active and decisive during the process.
