Goal: The property owner wanted to convert the existing garage as well as part of the existing home.


Design Challenge: Due to the weight and size of the two-story structure, the design had to incorporate the existing shear panels and hold downs to limit structural updates for the main home. The primary home was constructed with a post-tension slab which meant that the structural integrity needed to be preserved when adding plumbing pipes and moving walls.


Process and Solution: The homeowner had a design strong concept that they brought to the Housable team for drafting. They chose to convert one of their two garages as well as part of their primary home to maximize space which allowed for a larger kitchen. They also repurposed one of the bathrooms for use in the ADU which reduced costs.

Using this model as the starting point, this project was customized to the owner's preferences and the conditions of the property.
