Goal: The homeowner wanted to build a new ADU in their rear yard.

Design Challenge: The property was located in a mixed use residential area on a lot that was home to not only a private residence, but a grocery with an attached garage.

Process and Solution: The property was located on a corner lot so the homeowner chose to add a detached ADU to the rear yard which had a second driveway for access. This saved on the budget as no new easements were needed to access the ADU directly.

To save space a tankless hot water heater was installed on the exterior of the unit. The sleeping area was separated from the living space with a pocket door and access to the bathroom was through the bedroom.

The final ADU was under 300 square feet and included a covered carport which helped the ADU match the overall design of the primary home.

Unique Project Traits: Space-saving design aspects included pocket doors, tankless hot water heaters, and bar dining. This project also include a covered carport.
