Goal: The property owner wanted to build a 400 square foot detached ADU in their backyard for increased rental income.

Problem: The homeowner had a tight budget and wanted to maintain as much open space as possible within the shared rear yard. Three existing structures limited potential locations for the ADU.

Housable Solution: The homeowner chose to demolish three existing structures and build a 400 square foot detached unit within their rear yard, partially within the footprint of one of the former structures. The design was created to match the primary ranch style home.

The final ADU included a bedroom, a separate living area, a kitchen/living/dining area, a bathroom with a shower. To save space and increase the unit’s efficiency, a tankless hot water heater was placed outside the unit and a solar water heater was placed on the roof.

Using this model as the starting point, this project was customized to the owner's preferences and the conditions of the property.
