Goal: The homeowner wanted to convert their existing garage into a rental property.

Design Challenge: The owner wanted to keep the garage door opening which required additional steps to meet the building code.

Process and Solution: The property owner had a fully realized design that our team drafted for them. They completed this project as an owner builder and their experience streamlined the design and permitting process. A soils test involving drilling beneath the foundation was needed to verify foundation integrity, which is a rare requirement for conversions, in order to permit the ADU. They wanted to keep garage doors in place to let the outside in. The garage doors open to the interior of the property (not facing the street) which allows for a bit of privacy while having a nice opening.

The final one story, studio ADU included a sleeping/living/dining area, a kitchen, a bathroom with a bathtub, and a full utility room with a water heater and washer dryer. The ADU featured a ductless mini-split unit for heating and cooling as well as a rolled mineral surface roof to match the attached primary home.

Using this model as the starting point, this project was customized to the owner's preferences and the conditions of the property.
