Goal: The property owner wanted to build a new, two bedroom ADU in their rear yard.

Design Challenge: The property was located on a steep slope which limited placement options for the ADU and also required 19 foot deep foundation pilings. The contractor needed to remove a fence to access the site from a neighboring property as well as replace concrete damaged from the heavy equipment. Several trees needed root protection during construction as well.

Process and Solution: To address the steep slope, a deep pier foundation was selected as the best site option. The homeowners also chose a tankless hot water heater mounted on the exterior of the unit to save space.

The slope provided ample opportunity to utilize the natural light, so the homeowner decided to add a skylight as well.

The final 730 square foot ADU included two bedrooms, one bathroom, a standing washer/dryer unit, and an open kitchen/living area.
