Goal: The property owner wanted to convert an existing garage space into an ADU without expanding the footprint.

Design Challenge: The biggest challenge was working with the existing framing and concrete slab/foundation.

Process and Solution: The homeowner had a good idea of what they wanted their ADU to look like, we worked with their design concept to draft a plan that worked for their space using their design as inspiration. Fortunately the contractor had a good working relationship with the building inspector which made the final inspection easier as the contractor knew which aspects were crucial for the final certificate of occupancy.

The final ADU included one bedroom and a separate living space. While the owner opted for a full bath with a shower, traditional water heater closet and washer dryer unit, they chose a minimal kitchen. The unit also had a mini-split heating and cooling system so that the gas line didn’t need to be upgraded to heat both hot water and the home.

Using this model as the starting point, this project was customized to the owner's preferences and the conditions of the property.
